25 Years Old, Made $250k This Year. Here's How I Did It

There’s something amazingly satisfying about helping beautiful people sell and buy homes. Seeing new families settle into a place they can call their own, knowing that I helped them get there, is one of the highlights of my life.

It took me four years to become a real estate expert. I have worked for a long time in the marketing industry, but I never really found my passion until I started working with real estate. As soon as I began, I knew I wanted to help new real estate agents find that same joy and passion in their work along with me.

But I made some mistakes in those first years as an agent. Some mistakes in who I worked with, how I worked, and WHY I was working. I don’t want new agents to make the same mistakes. I want them to find joy in their work and succeed in making as much as I have--or more.

If you’re a new agent, listen up. This isn’t the kind of advice you’ll get from your broker. This is the kind of advice you need to succeed as an independent real estate agent and become the person you want to be.

The Mistakes I Made

Look, we all know starting out as a real estate agent is rough. In fact, 87% of all real estate agents fail in the first two years!

What is it that causes so much trouble and makes real estate success so hard?

There are a few mistakes I made when I first started, and I bet many of you are making them too. Some of these issues aren’t even your fault--I suspect that a lack of support is one of the BIGGEST barriers you’ll have to face.

Here are a few of the top things I struggled with and that I see many other agents struggle with too!

  • Lacking support from your brokerage. Agents need support. You need mentoring, office space, sales training, education, and answers when you have questions. If you lack that support, your life as an agent will be so much harder.
  • Living with Shiny Object Syndrome (SOS). SOS is a common struggle for entrepreneurs like real estate agents. Because we are always looking for the next best thing, we can often get caught up in trying to master every new technology and getting lost in the mess. Without focus, you will drown in the thousands of options available.
  • Lacking focus on generating revenue. There are a lot of things you have to focus on as an agent. However, in order to really succeed, you have to make sure that what you spend your time and energy on is what is really going to count. Namely, you need to make connections with others to get the revenue that will keep money in your bank account.
  • Joining a team for free leads. Free leads sound very tempting, but when brokers advertise them, they aren’t always what they seem. In fact, you often have to do a lot of work on the phone that you may not have expected to truly connect to your “free leads.” Creating your own connections is a lot more sustainable in the end.
  • Spending too much time and money on getting the hang of the business. Yes, it’s hard to get started as an agent, but you shouldn’t have to spend thousands of hours and dollars figuring it out on your own. You should have some help.
  • Lacking discipline and consistency. If you don’t know what you’re doing, you can easily get bogged down by trying new things and never taking time to focus. You have to discipline yourself to get things done when you need to and stay consistent in your work. Otherwise, you’ll get too behind to ever catch up.
  • Lacking technical and marketing skills. You probably didn’t go to school to learn how to market, and that’s okay. However, to be a successful agent, you do need to do some marketing. If you don’t have the skills, you’re going to struggle.
  • Working without a heart for service. Do you have a passion for what you do? If you joined ONLY to make money, you likely won’t be successful. You have to love what you’re doing and genuinely care about the people you’re working with. Real estate is ALL about the people. Without desiring to serve them, you’ll never truly be content or build the relationships essential for success.
  • Ditching the 9-5 only to work more hours. One of the biggest appeals of being in real estate is being able to set your own hours. Unfortunately, all the new things you have to do may lead you to spending WAY more time working than you did in your boring, tedious 9-5.

I made all these mistakes when I started out. Thankfully, I found some answers, and I want to share them with you.

How To Avoid My Mistakes

It might feel overwhelming to think of avoiding all those mistakes without buying millions of dollars worth of tools to save you. But it doesn’t have to be that way. I have a couple of tips and tricks up my sleeve that can help you succeed.

  1. Find a good brokerage. If you don’t know where to start, reach out to agents you know and trust. They should have some ideas about which brokerages will work and which won’t.   2. Find your focus. Yes, you must focus. Don’t run after every new gadget you see. Decide how much money you NEED in order to live (or just how much you WANT, you get to decide), and set yourself some goals. Determine your boundaries so you don’t get distracted by things that could be good but would drain your time and money.
  3. Find a good technology system. You are, at heart, a real estate agent. You don’t need to spend all your time and energy building up technical and marketing skills you don’t necessarily want to focus on.
